I am often asked if a pre-listing inspection is important for sellers. So, today I thought that I would discuss the benefits of doing an inspection before you list your home.
Although you are not required to get a pre-listing inspection done on your home before it hits the market, there are a few advantages of doing so.
1. A pre-listing inspection will uncover any issues that your home has before it goes up for sale. This can save you a lot of time because contracts often depend on whether or not you can make repairs to certain items in your home. Getting the inspection in advance gives you more time to make the repairs.
2. It will save you money. By doing a pre-listing inspection, you will not have to worry about buyers reducing their price after they conduct their own inspection.
3. A pre-listing inspection can boost your marketability. Buyers want transparency. They want to know what is wrong with a house upfront. Even if you do not have the money to fix everything before you list your home, you will be able to say we know there are some issues with the house and they were taken into account when the listing price was created. This gives you a lot of credibility with potential home buyers.
